Everything Roomee does for a shared vacation home
Roomee is built for one job: scheduling stays at a vacation home, cabin or holiday home shared or co-owned by a lot of people who all want it at the same time. Most houses need the first two sections and nothing else. The rest is here for the ones that do.
The bedrooms
The part nothing else can do. It decides who sleeps where - and it decides it the way you would.
Everyone sets their own room order
Each person drags the bedrooms into the order they would like them. That ordering is what the allocation works from, so the result is not a machine’s opinion - it is everybody’s, resolved.
Rooms allocated every night
Every night is worked out on its own, and the whole house is redone whenever a booking changes. Preferences are honored oldest-first, so the order you set is a real claim on a room rather than a wish list.
Couples and children stay together
Tell Roomee who your partner and children are and it keeps you in the same room, and puts children in with their parents when you ask for it.
Owners keep their own rooms
If somebody has a room that is theirs, it is theirs. Roomee gives it back the moment they arrive, and looks ahead so it will not put somebody else in a room an owner is arriving into on Thursday.
Nobody gets moved for no reason
Above almost everything else, Roomee tries not to move anybody mid-stay. If it can leave you where you slept last night, it will.
Override any of it
An owner or an admin can lock a person into a room for any night, and a lock beats every other rule. Roomee is opinionated, not immovable.
Booking and the calendar
The part everybody uses, and the part that has to be effortless.
Book instantly
Choose your dates and you are booked. No request, no approval, nobody to chase. If the house is genuinely over capacity Roomee says so rather than quietly leaving somebody out.
Book for your whole family at once
Your partner and children come along with your booking, so one person adding a week does not mean a separate booking each.
Guests
Book a friend or an in-law who is not a regular. They get a bedroom like everybody else and cannot sign in. If they need a double room, check the box and Roomee reserves one for them.
A calendar anybody can read
Every stay and every name, tinted with the color of the bedroom that person is in - so who is coming and where they are sleeping are the same glance.
When the year has to be divided
For houses where the good weeks are contested and goodwill is not enough on its own. Skip this section if that is not you.
Branches
Model the groups the house is actually shared between - the different sides of a family, or the couples who bought it together. Each branch has a head who speaks for it.
Timeshare blocks
Give blocks of time to particular branches, so a group that wants hard boundaries can have them without anybody having to police the calendar. The draft can rotate who picks first each year, so the same branch does not always get August.
Draft picking
Run a picking round. Branches take turns, in an order you set, claiming the nights, weeks or months they want. You set the rules, Roomee runs the draft so you don't have to.
House closures
Shut the house for the winter, for building work, or for any other reason. Closed dates refuse bookings and are visible to everybody on the calendar.
If you settle up
Priced by who actually slept there, and by flexible rules you set.
Nightly rates
Set what a night costs, with age bands so children are charged differently from adults, and different rates for different times of year.
Different rates per branch
Where the groups do not all pay the same, say so once and Roomee applies it.
Expenses
Log what somebody spent on the house and net it off against what they owe, so the person who bought the new mattress is not also paying full rate.
Nights in the house
Every person and every branch, year by year: how much of the house they have used and what it came to.
Living with it
The things that decide whether a group actually uses software or quietly stops.
Signing in is a link in an email
No passwords for anybody to lose, reset or write on a note by the kettle - which matters more than it sounds when the people using it span sixty years.
Nothing to install
It is a website. It works on a phone, a tablet and a laptop, with nothing to find in a store and nothing to update.
Calendar sync
Subscribe to your stays from Google Calendar, Apple Calendar or Outlook and they turn up alongside everything else in your life.
A guided tour
A walk round the whole thing on the first sign-in, and available again any time.
More than one house
A summer house and a ski chalet on one account, each with its own people, rooms and rules. Switch between them from anywhere.
Each house keeps its own time zone
So what counts as tonight is right whether the house is in Cornwall or Colorado.
